Constructability Reviews

IEC favors the CMGC delivery method. It allows the contractor to participate in the design process and the owner and engineer teams. Performing constructability reviews at this time are critical to producing a complete, detailed, and accurate set of project documents that upholds the owner's vision and satisfies both the design and construction teams. IEC performs these constructability reviews from the contractor's perspective and develops a project strategy for optimized construction sequencing, means and methods, details and trade coordination, material selections, and more.

Scheduling

The team at IEC has many years of experience building and maintaining construction schedules using Primavera P6 software. As the design process wraps up, IEC reviews the final project plans and specifications to develop an independent critical path baseline schedule. This schedule determines how many months of general conditions a contractor needs to include to staff the project properly and how much profit and overhead to include to meet their goals and cover indirect costs.

Cost Estimates

Years of field experience give IEC a sound understanding of estimating materials, equipment, and optimal crew sizes necessary to complete construction activities for large complex civil projects. Subcontractor and vendor pricing is determined based on extensive research into the project's geographical location and IEC's network of contractors and suppliers. IEC creates a comprehensive risk register during estimate development to review with the project team. The risk register communicates who owns the risk, the estimated value, schedule impacts, and potential mitigation measures.

Document Review

In addition to construction drawings, the final contract documents include contract clauses, specifications, qualifications, shop drawings, and submittals. Because these documents detail the legal scope of work for the project, a thorough review of each one is critical. IEC offers improvements to the specifications and contract language to reduce ambiguity between team members. If accurate and complete, the contract documents provide detailed and necessary information for the project team to execute work and leave the end-user with the tools needed to maintain their facility and its functionality over time.

Project Changes

Changes arise on any project and should be handled fairly by the contractor, design team, and owner. However, project change orders are sometimes complicated and can lead to potential delayed claims. The team at IEC researches and analyzes project changes and delays by creating baseline project estimates and schedules as a tool for arriving at a reasonable outcome for the project. IEC consultants assist with change order negotiations and provide detailed estimates for change requests due to scope changes or owner/contractor delays in the project. Understanding the project specifications related to owner and contractor changes or delays is critical to proper change order processing.

Regulatory Meetings

Once the project design is underway, IEC participates in regulatory meetings and site investigations bringing constructability and construction experience to support engineers and owners. Compliance requirements vary from project to project based on various factors such as geographical location, population, environmental regulations, endangered species, code requirements, and more. The experienced team at IEC will ensure the project complies with all regulations and guide the team in negotiations based on experience in the field.
